Actually, our pioneering multi-use complex boasts three addresses. The residential towers 860 and 870 United Nations Plaza, share their block with and sit atop a podium called 866 United Nations Plaza, a six-story office building that is home to many businesses and diplomatic headquarters that benefit from proximity to the United Nations.
A commercial condominium, 866 has a separate entrance on East 48th Street, and includes the garage beneath the complex and several ground-level retail operations. The three entities, 860, 866 and 870, are formally three separate corporations with separate boards of directors, but they are bound by an agreement that has ensured they work together and they share the use of important infrastructure (for instance, an HVAC system and a loading dock). 860 and 870 also share their team of employees, their lobby, basement, laundry room, private driveway with short-term parking, and a number of interior spaces, including a newly-renovated fitness center, library and party and meeting space.
The towers share similar renovation policies, which, while not anything-goes, are considerably more flexible than the requirements of many high-end cooperatives. Purchase applications and procedures do differ slightly, but are constantly reviewed in order to make apartment transfers as transparent and seamless as possible while protecting our shareholders.
Membership in the 860/870 gym is limited to shareholders in the two cooperatives and, like the individual storage spaces, are available to all tenants.
No, there is no formal connection. But the same architects worked on both projects, which were designed to be harmonious, and several United Nations missions and ambassadors are tenants at United Nations Plaza.
United Nations Plaza has a well-staffed, attended package room, complete with refrigeration, open six days a week (7:30AM-7:30 PM), and our employees hand-deliver packages. At 870, the package room also receives take-out food during those hours.
